Let's say that your find a property for sale at $100k. Repairs needed for $20k. The After Repairs Value is $240k. The chances that we can find a lender and fund your deal is 95%.
The minimum amount lended is $50k. You have to come with some money in order to get funded, no lender will fund your deal if you don't put some money on the deal. They wanted to make sure that you have something in the deal so you are not run with the funds lended. Usually, they want that you come up with 5% to 10% of the funding. In a 100k loan, will be 5k to 10k.
But don't get sad, if you can find a deal where the property have 50% or more in equity, the chances to get the funds is still possible. The higher the equity the higher the chances to get funded.
I am looking for Real Estate Investors, Real Estate Brokers, Wholesellers, Bird Dogs willing to Joint Venture / Partner Up with me. You find the property with the criteria mentioned above, and i will do the numbers to be sure the property fits in one or more Lenders programs. Once the numbers match the lenders program i will make the Lenders Package, including the Executive Summary for the Lender. Once the loan is aproved, we will put Lender and Seller and Title company in touch so they can do the rest to close the deal. Once closed, we usually have 6 to 12 months to sell the property. With 50% in equity we can wholesale it, or Fix and flip, or just flip it quick for a 25% - 30% profit.
Properties can be Single Family Homes, 2-4 Units Properties, or Multifamily Properties (5 or more units). Properties have to be for sale, or fix and flip. No holding properties accepted by lenders. Properties must be Under Contract in order to the lenders being interested. If you don't have the property under contract, let us know, maybe we can work something with lenders to continue with the deal.
If you have investors, let us know their real estate criteria and we can find the property for them and still make a profit for both, including you. You always will get your share of the deal depending on what you bring to the deal. I don't get funding if you don't wanted to parter with me, sorry.
